The Questions
- What is your license number, and which state or city issued it?
- Can you send a current certificate of liability insurance and proof of workers’ compensation?
- Will the contract list the scope, materials, price, start and finish dates and payment schedule?
- Who pulls the permits, and are they included in the price?
- Who will run the job day to day, and will you use subcontractors?
- What warranty do you give on labor, in writing?
- Will you tear off the old roof or overlay it, and is disposal included?
- What are the manufacturer and workmanship warranties?
- How will you protect my property and clean up nails?
Good to Know
- Be careful with door-knockers after storms; check the license first and never sign over an insurance claim on the spot.
- Compare by roofing square and material, not just the total.
Cost and Timing
As a planning figure, expect often about $5–$15 per square foot depending on material. Typical lead time is often days to a few weeks, longer after big storms. These are our own assumptions, so compare written bids.
