Before You Hire

Typical lead time is often several weeks to a few months out for larger jobs. Ask:

• What is your license number, and which state or city issued it?
• Can you send a current certificate of liability insurance and proof of workers’ compensation?
• Will the contract list the scope, materials, price, start and finish dates and payment schedule?
• Who pulls the permits, and are they included in the price?
• Who will run the job day to day, and will you use subcontractors?

California Rules

California has a statewide contractor license. Threshold: $1,000 in labor and materials, or a job needing a permit or extra workers. Read the California license summary.

• A general contractor is responsible for the whole job; ask how subcontractors are chosen and paid.
• Ask for lien waivers with each payment so unpaid subcontractors cannot claim against your property.
• Keep a contingency for surprises, especially in older homes.
